As Employer’s Agent our service is carried out in strict accordance with the pre-determined delegated powers from the Client.

- Ensure a detailed contract specification, Employer’s Requirements and Contractors Proposals are in place prior to site start
- Ensure a fully priced and signed tender document is in place prior to site start
- Ensure all necessary statutory approvals are put in place by the Design and Build Contractor including Planning Approval, Building Warrant Approval and roads construction consent prior to site start
- Advise on Collateral Warranties
- Convene, chair & minute site progress meetings
- Organise reporting procedures
- Organise regular monitoring procedures
- Post-contract Cost Control & Financial Management
- Interim applications for payment
- Issue Employers Instructions agreed with client
- Agree variation costs
- Liase with Planning Supervisor
- Liase with Clerk of Works
- Assist in handover procedure
- Liase with Clerk of Works during the defects liability period
- Agree final account
- Advise on and issue certificate of practical completion
- Advise on and issue the making good defects certificate
